For Borrowers

Run the numbers, share the deal.

Use the calculator to model a deal: purchase, rehab, ARV, term, points, and rate. Hardline computes loan amount, LTV, cash to close, projected profit, and a health score.

Save deals to your portfolio. When you're ready, share a deal with private lenders in your network — or with a specific lender by email.

Lenders review and respond directly. There is no application fee, no broker fee, and no Hardline approval step.

For Lenders

Review deals on your terms.

Deals shared with you appear in your Review Queue with the borrower's modeled inputs and Hardline's computed metrics.

Use the calculator to stress test rates, LTV caps, and exit assumptions against your own underwriting criteria.

Make personal underwriting notes. Track your pipeline. Decide what to fund. You set the terms, you wire the money, you hold the note.

What we don't do

Hardline is not a lender.

We do not originate loans, hold borrower or lender funds, or guarantee any transaction. We are not licensed as a lender, broker, money transmitter, or investment adviser.

All loan decisions, underwriting standards, terms, pricing, and funding are arranged directly between borrowers and lenders. Calculations in Hardline are estimates only and do not constitute a loan offer or financial advice.

Borrowers and lenders are responsible for complying with applicable federal and state laws — including licensing, disclosure, anti-money-laundering, fair lending, and tax requirements — for any loan they originate, take, or arrange.
